AGENDA SUBJECT:Final Plat for Southern Vista IV, Tract 6023 

 

 


 

SUMMARY:

Applicant and owner, Doug Angle, of Mohave Land Holdings LLC and Tim Walsh, P.E. of Bull Mountain Engineering LLC are requesting for approval of the Final Subdivision Plat and the improvement plans for Southern Vista IV, Tract 6023.  The proposed Southern Vista IV, Tract subdivision is 3.35 acres with 13 lots.  This subdivision is located on the south side of Karen Avenue between Yavapai Drive and Hualapai Foothill Estates.  The property is also described as a portion of Parcel 3, Whitehead Tract No. 1923, a portion of Section 20, T.21N.,R16W, of the Gila and Salt River Base and Meridian, Mohave County, Arizona. 

 

The final plat for Southern Vista IV, Tract 6023 is zoned R-1-8.  The lots range from 8,429 to 10,041 square feet.  This plat is in accordance with the preliminary plat, Southern Vista IV, Tract 6023, that was approved on August 7, 2006 by Resolution No. 4324. The proposed final plat was submitted with a drainage report and improvement plans prepared by Bull Mountain Engineering, LLC., a civil engineering firm registered and licensed to practice in the State of Arizona.

    

The developers of Southern Vista IV have completed all improvements except for the sidewalks.  A sidewalk assurance has been submitted in the amount of $21,694 and will be in effect for 60 months, until September 20, 2021.  

 

 

FISCAL IMPACT:

The acceptance of the street improvements will impact the City’s maintenance system budget.

 

STAFF RECOMMENDATION:

Staff recommends approval of Resolution No. 5041
